Pinnacle obtains $33M in funding for Miramar development

Pinnacle closed on $33.3 million in construction funding for an affordable senior housing development in Miramar, where it plans to break ground soon.Bank of America provided a $22 million leasehold mortgage to Pinnacle at La Cabana, an affiliate of the Miami-based developer. It also received $4.3 million from the Florida Housing Finance Corp. through the Live Local Act as part of a program to provide additional financing to previously approved affordable housing projects that were impacted by construction cost increases, said Timothy...

Pinnacle closed on $33.3 million in construction funding for an affordable senior housing development in Miramar, where it plans to break ground soon.

Bank of America provided a $22 million leasehold mortgage to Pinnacle at La Cabana, an affiliate of the Miami-based developer. It also received $4.3 million from the Florida Housing Finance Corp. through the Live Local Act as part of a program to provide additional financing to previously approved affordable housing projects that were impacted by construction cost increases, said Timothy Wheat, a partner at Pinnacle.

In addition, the developer secured $5.6 million from Neighborhood Lending Partners, $656,000 from the city of Miramar, and $750,000 from the United Way of Broward County. The latter award was made possible by a big donation from MacKenzie Scott, the former wife of Amazon founder Jeff Bezos, to the local United Way.

Wheat said the total project cost for Pinnacle at La Cabana is $41.2 million. Bank of America also contributed $27.3 million in tax credit equity to partner with the developer in the project, he said.

“Every development we have closed requires a lot more layers of financing to overcome rising insurance costs, rising interest cost and the rising cost of construction,” Wheat said. “So we have to cobble together two or three more loans.”

Pinnacle has been working with the city to lease the 2.34-acre site at 8911 Miramar Parkway since 2018, Wheat said. It was approved for 110 units in five stories. The apartments will be for seniors, with 11 units for people making up to 28% of area median income and the other units for people making up to 60% of area median income.

The median household income in Broward County is $82,100.

Wheat said amenities will include a fitness center, a cyber lounge, a library, meeting rooms on multiple floors and a cornhole game lawn.

Pinnacle should break ground on the project in January and complete it in 15 months, Wheat said. It was designed by Kaller Architecture.

A new music festival planned for the Florida Panhandle next year will have a definite Jacksonville flavor.

The Sun, Sand and Soul Weekend is scheduled for May 2-4 in Miramar Beach. Jacksonville's Tedeschi Trucks Band will headline the festival on its opening and closing nights and Jacksonville's JJ Grey & Mofro will headline the other.

Seating for the festival will be in "coves," roped-off areas that are reserved for your party. Each cove can seat 1-6 people and comes with a chair for each ticketed guest. Fans will be able to order food, drink and merchandise from their seat and have it delivered. For an extra $100, fans can get access to the standing-room-only "Soul Cove" at the foot of the stage.

Tickets are $295-$795. Single-day passes are $160-$300.

Tedeschi Trucks Band headlines the show on Friday night, with support from the Teskey Brothers and Karina Rykman. JJ Grey & Mofro headline on Saturday, with Maggie Rose and St. Paul & the Broken Bones opening. Tedeschi Trucks returns on Sunday, with Blackberry Smoke and Duane Betts & Palmetto Motel.

The festival is being produced by Topeka, the same company behind the Moon Crush Pink Moon fest and Lauren Daigle's Kaleidoscope Beach Weekend, both of which will be at the same venue in 2024. Moon Crush is scheduled for April 18-21, with performances from Lake Street Dive, Marcus King, the Revivalists, Trombone Shorty and Noah Kahan. Kaleidoscope Beach Weekend is planned for April 25-27, with performances by Daigle, Kari Jobe, Natalie Hemby and Jon Batiste.

Tedeschi Trucks traditionally opens its summer tour in Jacksonville, but those dates have not been announced yet. The band has a handful of dates on its 2024 tour schedule, including a three-night stand at the Beacon Theatre in New York and some shows in Australia. The Miramar Beach show is the only one on Mofro's tour schedule for 2024.

Also performing is Jamaica’s own reggae sensation, Grammy award winning Kabaka Pyramid, a conscious revolutionary lyricist with a signature musical style; blending the power, energy and melody of reggae with the lyricism of hip hop. MIRAMAR BEACH, Fla. — Multiple videos show what appears to be a large tornado touching down Monday in the Florida Panhandle.

Meteorologists were tracking severe weather in Walton County, near Sandestin and Miramar Beach, as thunderstorms moved through the area Monday morning.

Around noon, the National Weather Service issued a tornado warning for Miramar Beach, Freeport and Portland, advising of a tornado, damaging winds and possible pea-sized hail.

It was around this time that videos began circulating online of what appears to be a waterspout moving onshore in Miramar Beach.

The National Weather Service office in Tallahassee reposted a viewer video shared by a meteorologist reportedly taken around 11:20 a.m.

Around 2 p.m., Walton County Emergency Management said it was working to assess severe weather damage after reports of a tornado touching down in the areas of Sandestin and Mack Bayou.

There is no word yet on the extent of the damage or if any injuries have been reported.
